Hi Bridget, I just wanted to let you know that I have decided to look for homes closer to where I currently am located in Arlington. The market is opening up here in a very big way, and I would rather live closer to work for now.

Perhaps in a few years, I will be more interested in the historical home in the country, but not right now. I want to let you know, however, that it has been great working with you, and I appreciate the time you took with me and your ability to know what I wanted.

If I decide different in the future, I will be sure to contact you. Meanwhile, I will let anybody I know who is interested in Loundon County that you are the one they should contact.

Buyers...What to expect when buying a home.


Buying a home for most people is the single largest investment they will ever make in a lifetime. Buying a home is not just an investment, but is your personal sanctuary. Your home is a place w here you get away from the world, entertain your friends, raise your family and may have a home office for your business. Your home is your personal space and needs to fit your lifestyle. My goal is to help you find your dream home, that fits all your needs and desires.

A buyer agent is legally responsible for representing the Buyer's interest in a real estate transaction. Usually, the buyer agent is compensated by the seller at the time you purchase a home. So why not use a buyer agent, after all the seller is paying for this service for you and it protects you.

The Process explained...
  • First talk to a lender to determine what you qualify for and what price range you feel comfortable with.
  • While you are researching information, DO NOT let the lenders run your credit until you are ready. Running your credit too many times by different lenders can effect your credit score.
  • If you need a list of lenders, I will be happy to provide you with a list of lenders, I have from past client recommendations.
  • Do not purchase any big ticket items prior to purchasing a home. This could greatly affect your credit rating, ratio, and/or your ability to get the best loan.
  • Once you find a lender you feel comfortable with and the programs they have to offer, you should get a pre approval letter.
  • Ask your lender to do a Good Faith Estimate for you, so you will have an idea of all your closing cost at settlement and approximately what your payments will be.
  • Next set an appointment to meet with me and bring your lender letter with you. We will sit down and discuss your needs and desires of what you want in a home.
  • I will do a search based on the criteria of what you want, price range, area, type of home and ect.
  • Next we will go look at some homes. While we are looking be very open about what you do and don't like about the homes we look at. This will help me get a feel of what you are looking for and helps me narrow my searches down for you.
  • Once we find a home for you, I will write a contract and present it to the sellers or seller's agent. I will negotiate for you to get you the best deal.
  • Once we have a negotiate contract, I will help you set up a home inspection, termite inspection, radon test, well test, and septic test. If there are further negotiations needed after the home inspection, I will do that as well.
  • After all the inspections are done, I will set up a settlement appointment with a Title company to do your settlement for you.
  • The day of settlement, I will do a walk through with you and accompany you to the settlement.

The various designations are a symbol of achieving and maintaining advanced levels of education in real estate sales and marketing. Look for the Realtor or "R" logo when shopping for real estate assistance, for assurance of ethical standards and commitment to the community.

What does Accredited Buyer's Representative (ABRŪ) mean?
ABRŪ Designation Requirements: There are four major requirements to attain and use the ABRŪ designation:
  1. Successful completion of the two-day ABRŪ Designation Course, including an 80% passing grade on the exam.
  2. Successful completion of the one elective course, including an 80% passing grade on the exam, within three years of completing the ABRŪ Designation Course.
  3. Documentation verifying five (5) completed transactions in which the ABRŪ candidate acted as a buyer representative. Any transactions closed prior to taking the ABRŪ Designation course or closed within three years after completing the course are eligible for credit.
  4. Be a member in good standing with the Real Estate BUYERS AGENT Council and the NATIONAL ASSOCIATION OF REALTORSŪ.
